When a report lists faults to fix

An EICR lists what is wrong; it does not fix it. Remedial work takes that list item by item, repairing or renewing until each one is cleared.

  • For landlords between tenantsFlats in Burton upon Trent change hands between tenancies, and a list of outstanding items can hold things up. Clearing them quickly keeps the let moving.
  • For owners after a surveyA purchase or insurance survey sometimes ends in an EICR with items to repair. Doing them properly, with the readings recorded, closes them off.
  • The common itemsMissing bonding, damaged sockets, absent RCD protection and tired accessories make up most lists. Each has a straightforward repair.

What happens on the day

We go through the report first, then work the items in order. Each is repaired, retested and marked off before we move to the next.

  • Report read and walked roundThe report is matched to the property: each item is located, and anything unclear is talked through with you before work starts.
  • Items repaired in turnBonds go on, damaged accessories are changed, missing devices are added. Power comes off circuit by circuit and goes back as each item clears.
  • Retested and recordedEvery repaired item gets its readings taken and noted, so there is a record that the fault is gone rather than a promise.

EICR remedial work questions

Still have a question?

Do you do the inspection as well?

No. This is the repair side: the EICR is already done, the report is in hand, and the job is to clear what it found. If an inspection is still needed, that is a different booking.

What do the codes on the report mean?

C1 means danger present and wants immediate attention, C2 means potentially dangerous, C3 means improvement recommended and FI means further investigation needed. We go through the list with you and explain what each item asks for.

Can only some items be repaired?

Yes, though anything marked C1 or C2 is what the report expects dealt with for a satisfactory outcome. Leaving items undone is your call, and we will say plainly what that leaves open.

How long does remedial work take?

That depends on the list. A few accessories and a missing bond might be one visit; a long list across a large house takes more. The report and a look at the property set the figure and the time.

What happens when the items are cleared?

Each repair is retested and the readings are recorded, so there is written material to put with the report showing the faults were dealt with.
